Good will hunting?

I spent the late afternoon helping T look for apartments. He had a number of keys and showed me what he had found. For some reason he thinks he has to find something very cheap. We looked at a succession of rundown rattraps. He found one that he likes, and it did stand out. I thought it was better than the rest, and was across the street from the food co-op as well as 1/2 mile from his office. Perfect. I told him to jump on it.
He agreed, then told me it wasn't ready yet because they were still fixing it from the former tenant! He has finagled more time!
At least I have moved out of our mutual bedroom and into the other room so I can close the door on him. I will insist on him getting the truck fixed so he has a reliable vehicle.
I'm beginning to think I should see a lawyer. I didn't want to do that, but the financial arrangements he's talking about don't seem quite equitable given the disparity in our paychecks. I don't want to soak him. I just don't want to get soaked myself.
